How Long Does a Roof Replacement Take in Florida?

Roof Replacement October 14, 2026
Shingle roof replacement tear-off on a one-story Florida house

How long a roof replacement takes in Florida is two clocks. The crew is on the roof for a day or two on a typical shingle house. The weeks before that are the permit, the material, and sometimes an association. People ask how long it takes to replace a roof and get quoted the day on the roof. The driveway then sits empty while the permit desk or the tile order is still open, and it looks like the job stalled.

True Roofers replaces roofs in Lakeland, Plant City, Winter Haven, Wesley Chapel, Auburndale, and Davenport under license CCC1332725. This is the calendar we actually run. The service page is roof replacement.

How long a shingle roof replacement takes

A straightforward architectural-shingle house, one story, sound deck, material already in the yard, is often one day. Tear-off in the morning, dry-in, then the new shingles. A two-story house in Lakeland or Plant City, or a roof cut up with valleys, is commonly two days. The extra day is access and the number of planes, not a slower crew.

Soft plywood found after the shingles come off adds time the same day. We photograph that wood and show it before we close the roof. You see the photo while the deck is still open. A surprise line on the invoice after the crew has left is a different kind of job, and we do not run it that way.

How long a tile roof replacement takes

Tile takes longer than shingle because the tile is not the waterproof layer. The underlayment is. The tiles come off, the underlayment goes on, and the tiles go back. That is a lift. It is a different day count from a one-day shingle tear-off.

On a one-story tile house with a simple hip, the lift still runs past a single shingle day. A two-story tile house in Wesley Chapel, Seven Oaks or Estancia, runs longer again because every tile is handled twice and the eave is a story higher. If the HOA profile is discontinued, the calendar stops until you pick a line the association will sign. We name that delay before you approve a price.

Matching a discontinued tile is its own wait. Ordering a profile the association has already dropped burns the same weeks twice.

How long a metal roof replacement takes

Metal is a panel day plus flashing and ridge on a simple gable. A cut-up hip roof with valleys runs longer than a simple gable of the same square footage, because the panels have to be cut to the hips and the flashing at every wall has to be new.

Exposed-fastener metal, the kind we see in Dover, Turkey Creek, and Hopewell, is often a fastener and washer repair, not a tear-off. If the panels are done and the deck is soft, then it becomes a replacement and the same dry-in rule applies. We do not strip a metal slope we cannot cover before the afternoon storm.

How long the permit sits before anyone climbs

The permit is the first wait, and the desk depends on the pin. We do not publish a day count for a desk we do not control.

Lakeland city limits go through the City of Lakeland. A lot of South Lakeland is unincorporated Polk County, which is a different window. Plant City splits the same way: the City of Plant City, or Hillsborough County for Dover, Hopewell, and other unincorporated addresses. Wesley Chapel is unincorporated Pasco County. There is no city hall. Winter Haven, Auburndale, and Davenport follow their own city or county desk.

The name on the permit is CCC1332725. If a crew asks you to pull an owner-builder permit for your own reroof, that load is yours, including the inspections.

Material is the second wait. A common shingle color is usually days, not months. A tile profile an HOA still allows can be weeks. Nothing about that wait means the crew is late. The roof is not allowed to start.

What dry-in day has to finish

After the tear-off, the deck is re-nailed where the code calls for it and the underlayment goes down. That dry-in is what the inspector, or the photo the inspector accepts, is checking before the finished covering is the only thing you can see. Pasco accepts photographs with the permit number and the fasteners visible. Other desks in Polk and Hillsborough have their own photo rules. We shoot the deck while it is open either way, and you keep those photos.

Flashing at walls, chimneys, and pipe boots is replaced where it is done. Gutters come off with the drip edge on a full reroof and go back when the new edge is on. A trough that was already split is a gutter job. New shingles do not fix a split seam.

Final inspection closes the permit after the covering is on. You should have the permit number, the dry-in photos, and the finished photos in one set.

What an HOA adds in Wesley Chapel

In most Wesley Chapel communities the architectural approval is separate from the county permit. Review windows commonly run about 30 days. Confirm that with your own association. Meadow Pointe, Seven Oaks, and Union Park are not on the same form.

The estimate names the manufacturer, the product line, and the color code so you can drop that page into the request. We schedule around the written approval. A color the association has dropped will not be on the roof when the inspector shows up, and reordering it is another material wait.

Lakeland and Plant City houses usually skip this step. Wesley Chapel usually does not.

What a rain day does to the schedule

We do not strip a slope we cannot dry in before the afternoon storm. Central Florida builds a cell after lunch in the warm months. If that cell is on the radar, tear-off waits, or it stops at a section we can cover. An open deck in a downpour is how a one-day job becomes a wet ceiling.

A named storm week can move a Monday start. Material and the permit still have to be real before anyone climbs. A leak that is already in the house does not wait for a clear week on the calendar. That visit is emergency roof repair or roof tarping first. The replacement is scheduled after the house is dry. A tarp holds the opening. The new roof is the later job.

Whether you can stay in the house

On a normal replacement you stay in the house. The water stays on. The power stays on. The house is loud. A nailer on the deck shakes the walls, so anything fragile comes off the walls the night before. Cars come off the driveway so the material and the dump trailer have a place to sit.

Pets do better in a back room or off the property for the tear-off hours. Dust from the old covering gets into the attic, not usually into the living room, unless a bath fan or a can light is open to the attic. We will say so if we see that on the walk.

You do not need to move out for a one-day or two-day shingle job. A tile lift that runs several days is the same rule: you live there, and the work stays on the roof.

What the one-day number leaves out

The one-day figure is the crew on a simple shingle roof after three things are already true: the permit is issued, the material is in the yard, and the deck turns out to be sound. If any of those is still open, the job is not a one-day job yet.

Add a day for a two-story house or a roof with several valleys. Add days for tile, because the underlayment has to come off and go back. Add the HOA window in Wesley Chapel, often about 30 days, before the county permit even starts. Add a hold if the afternoon cell is on the radar and the slope is not dried in.

We photograph the roof for your carrier. We do not file the claim or adjust it. If the letter is about age rather than a hole, start with a roof inspection. The 15 year roof rule is the insurance side. The 25% roofing rule is the code side, and it can turn a large repair into a replacement after we measure the section.

What to ask any crew about the calendar

Ask which permit desk the address uses. Ask whether the material is in hand or on order. Ask what happens if the deck is soft, and whether dry-in happens the same day as tear-off. Ask whose name is on the permit. Ask what they do if a cell is on the radar at noon.
