Roof Replacement and Repair in Plant City, FL

4.9 Stars on Google · 12+ Years of Roofing Experience

Plant City is our home base. The yard is at 4000 N Frontage Rd, so a storm call in Walden Lake or Dover is a short drive, not a dispatch from another county. We repair and replace shingle, metal, and tile roofs here, pull the City of Plant City or Hillsborough County permit, and write down what we find before anyone starts tearing off.

Call the Plant City office at (813) 743-4487 or the main line at (813) 800-1800. Licensed CCC1332725. You get the price in writing after a free inspection in Plant City.

Plant City Neighborhoods and Nearby Communities We Serve

Our yard is at 4000 N Frontage Rd, so most of these addresses are a short drive for a crew, not a dispatch across the county. That matters most on the emergency calls.

  • Walden Lake: established subdivision homes, mostly dimensional shingle, many now past the 20 year mark and coming up for roof replacement in Plant City and Dover.
  • Dover: a mix of subdivision and older rural homes east of town, where we see a lot of aged shingle and patched flashing.
  • Turkey Creek: larger lots and outbuildings, and a good share of exposed-fastener metal roofing that needs its screws and washers checked rather than a tear-off.
  • Hopewell: rural Hillsborough County addresses where metal roofs are common on both houses and barns, and where the nearest roofer is often not local.
  • Sydney: agricultural land and scattered homes, standing seam and 5V crimp metal alongside shingle.
  • Downtown Plant City and the historic streets around it: older low-pitch roofs, tight valleys, and flashing detail that decides whether the roof leaks or not. This is where Plant City roof repair usually beats replacement.

Roof Repairs Built for Florida Weather

From minor shingle repairs to addressing major issues like roof leaks in Plant City, our skilled team delivers prompt and effective solutions to restore the integrity of your roof. Plant City roofs commonly experience storm damage, lifted or missing shingles, flashing deterioration, and water intrusion caused by Florida's heat, humidity, and hurricane-force winds. Our repair services cover:

  • Shingle replacement: We replace damaged or missing shingles to prevent further water infiltration and protect your home or business from the Florida elements.
  • Gutter repair: Properly functioning gutters direct water away from your home. We repair and maintain gutters to prevent water damage and preserve the structural integrity of your roof.
  • Leak detection and repair: Our Plant City roofers use advanced techniques to detect and repair leaks promptly, preventing water damage and mold growth. Hidden leaks often show up first as ceiling stains, peeling paint, or musty odors.
  • Flashing replacement: Damaged flashing compromises the waterproofing capabilities of your roof, so we replace deteriorated flashing to ensure a watertight seal and prevent potential leaks.

When It's Time for a Full Roof Replacement

While Florida is a beautiful part of the country, long-time residents know that the weather is not always on our side and can sometimes cause significant damage. When repairs are no longer going to cut it, True Roofers assesses the damage thoroughly and advises you on next steps, so you receive the best possible roofing solution while keeping costs as low as possible. Most residential replacements are completed within one to three days, depending on roof size, weather, and material.

There are several signs that your roof may need replacing, or at minimum an inspection:

  • Age: Asphalt shingle roofs have an average lifespan of 20 years.
  • Damaged shingles: Excessive damage to your shingles may mean it is time to replace.
  • Old flashing: Flashing made from older materials will need replacing sooner than metal.
  • Sagging roof: A sagging roof could mean hidden damage underneath.
  • Plant growth: Moss or other plant growth may mean hidden water damage.

Roof Inspections and Insurance Claim Help

Insurance companies may not cover all of your roofing costs if there are pre-existing conditions, and claims can be reduced or denied when damage stems from long-term neglect. We inspect your roof and make repairs before you experience storm damage or other issues your insurance may cover. Our inspections include a pre-existing problems assessment, storm damage assessments after severe weather, and regular maintenance inspections that catch minor issues before they escalate into major problems.

When your home's roof needs repair, arguing with insurance companies should be the last of your worries. The safety of your home or commercial building comes first, and during a stressful roof issue, True Roofers is ready to take on your insurance claims to simplify the process. Our experts handle the intricacies of roof replacement or repair claims on your behalf so that you don't have to.

Roofing Permits in Plant City and Hillsborough County

Plant City runs its own building department, so an address inside the city limits permits through the City of Plant City. Dover, Turkey Creek, Hopewell, Sydney, and the rest of the rural addresses east of town sit in unincorporated Hillsborough County and permit through the county instead. Two different offices, two different queues, and the wrong one costs you a week.

When a licensed contractor does the work, the contractor pulls the permit under their own license. Ours is CCC1332725. Nobody should be asking you to pull an owner-builder permit for your own reroof.

On a standard replacement there are two inspections. Dry-in comes after the tear-off, once the deck is re-nailed and the secondary water barrier is on, and it has to pass before shingles go down. The final comes when the roof is done. That sealed deck is a Florida code requirement on a full reroof, and it is the layer that keeps water out of the house if wind strips the covering. If it is not itemized on a bid you are looking at, ask why.

We pull the permit, book both inspections, and hand you the closed-out paperwork. If you are still comparing quotes, read how to choose the right roofer in Central Florida first.

The Florida 25% Roof Rule and 15-Year Rule, Explained

Two rules drive most of the questions we get in Plant City. One decides whether a repair turns into a replacement. The other decides whether your insurer keeps you.

The 25% rule lives in the Florida Building Code. It used to mean that repairing or replacing more than a quarter of a roof section within 12 months forced the entire section up to current code, which in practice meant a full tear-off. The 2022 change softened it: if the roof was built or last replaced under the 2007 Florida Building Code or later, only the repaired portion has to meet current code. So no, a 25% repair does not automatically force a full replacement on a newer Plant City roof. On an older one it still can, and we will tell you which side of that line your roof falls on before we start.

The 15-year rule is an insurance rule from the same 2022 legislation. An insurer cannot refuse to write or renew your policy on roof age alone while the roof is under 15 years old. Past 15, they have to let you get an inspection by an authorized inspector at your own expense, and if that inspection shows five or more years of remaining useful life they still cannot drop you on age alone. This is the single best reason to keep a current inspection report on file. More detail here: can I get homeowners insurance with an old roof in Florida.

Storm claims run on a separate clock. Under current Florida law you generally have one year from the storm to give notice of a hurricane or windstorm claim and 18 months for a supplemental claim. Check the exact dates with your carrier. We document the damage in writing and in photographs so you have a real record in hand, and you can see how that works on our roof insurance claims page.

What a New Roof Costs in Plant City, FL

These are general Central Florida market ranges, not True Roofers prices. We quote after we have been on the roof, not before.

A 1,500 square foot house is one of the most common questions we get here, and it is smaller than the range most published figures assume. Across the Central Florida market, asphalt shingle replacement on a typical 2,000 to 2,500 square foot home generally runs $8,000 to $15,000, so a well-shaped 1,500 square foot roof usually lands at or below the bottom of that. Metal generally runs $12,000 to $30,000 and up, which is why it shows up more on the Hopewell and Sydney properties where owners are buying 40 years instead of 20. Tile ranges vary too much to publish honestly, so we do not.

The variables that actually move your price are roof size and pitch, the number of layers coming off, decking condition underneath, valleys and penetrations, and material. On the older downtown Plant City roofs, soft decking is the usual surprise, and it is the one thing nobody can price from the ground.

The True Home Membership, Built for Plant City Homes

Members get an annual roof inspection booked before hurricane season, 5% off repairs, and priority storm response, which in Plant City means a crew from our own yard rather than a waiting list.

The inspection report is the part that pays for itself. It documents the condition of your roof before a storm, which is what an adjuster wants and what the 15-year rule turns on. Details on the True Home Membership.

Commercial Roofing and Why Plant City Chooses True Roofers

Recognizing the unique needs of commercial properties, we additionally specialize in commercial roofing repairs, replacements, inspections, and maintenance. Commercial roofs need to continually be up to code, and we help determine whether a repair or replacement is the right call. One common issue commercial roofs face is damage from an air conditioning leak, since leaking fluid can cause unseen damage directly under a roof. Our team has extensive experience identifying areas affected by a leaky AC unit and completing long-lasting repairs.

Florida's weather can be unpredictable and poses significant threats to the integrity of your roof. Our skilled team addresses roofing issues of any complexity, from minor climate or age-related repairs to complete replacements, and we prioritize quality workmanship on every project. What sets True Roofers apart is our unwavering commitment to transparent communication: we keep you informed at every stage, whether that means navigating insurance claims, conducting thorough inspections, or providing expert recommendations. To schedule a roof inspection, call (813) 800-1800 or fill out our contact form.

FAQ

Plant City Roofing FAQs

Permits, costs, insurance, and the Florida roof rules, answered for Plant City homeowners.

Do I need a permit from Hillsborough County to reroof my Plant City home?
It depends on the address. Plant City runs its own building department, so homes inside the city limits permit through the City of Plant City. Dover, Turkey Creek, Hopewell, Sydney, and other unincorporated addresses permit through Hillsborough County. Either way the licensed contractor pulls the permit under their own license, and the job gets a dry-in inspection before the new covering goes on and a final inspection when it is finished.
How much does it cost to roof a 1,500 sq ft house in Plant City?
As a general Central Florida market figure rather than a True Roofers price, asphalt shingle replacement on a 2,000 to 2,500 square foot home runs roughly $8,000 to $15,000, so a straightforward 1,500 square foot roof usually lands at or below the low end of that. Pitch, layers, decking condition, and the number of valleys move it more than square footage alone. We quote exactly after a free inspection.
What is the new law in Florida about roofs?
Two 2022 changes matter most. First, the Florida Building Code 25% rule was narrowed, so a roof built or last replaced under the 2007 code or later only has to bring the repaired portion up to current code. Second, insurers cannot refuse to write or renew a policy on roof age alone while the roof is under 15 years old, and past 15 they must accept an inspection showing five or more years of remaining life.
What is the 25% roofing rule, and will it force a full replacement?
It is the Florida Building Code provision covering how much of a roof you can repair before the whole section has to meet current code. On a roof built or replaced under the 2007 Florida Building Code or later, it no longer forces a full replacement, because only the repaired portion has to comply. On older roofs it still can. We tell you which side of that line your roof is on before any work starts.
How old can my roof be and still qualify for homeowners insurance in Florida?
There is no single cutoff, but the practical line is 15 years. Below that, age alone is not a valid reason to refuse or non-renew. Above it, carriers have to let you get an inspection by an authorized inspector at your own expense, and many will decline a roof with less than five years of remaining useful life. Shingle roofs in Central Florida commonly last 15 to 25 years, so a documented inspection becomes the deciding factor once you pass the 15 year mark.
How long does a roof replacement take in Plant City?
Most residential replacements are done in one to three days on site, depending on roof size, pitch, material, and weather. Tile and complex roofs take longer. The larger part of the timeline is usually before the crew arrives: permitting, material ordering, and scheduling around rain. Because our yard is at 4000 N Frontage Rd in Plant City, mobilization here is a drive rather than a dispatch across the county.
How do I verify a Plant City roofing contractor's license and insurance?
Ask for the license number and check it against the Florida Department of Business and Professional Regulation license search, then ask the contractor to have their insurer send you a certificate of insurance directly. True Roofers holds Florida roofing license CCC1332725. Verify that the same licensed entity is the one pulling your permit, because a contract with one company and a permit under someone else's license is a problem.
Do you serve Dover, Turkey Creek, Hopewell, and Walden Lake?
Yes. All four are regular working areas for the Plant City crew, along with Sydney and the rest of eastern Hillsborough County. Walden Lake is mostly dimensional shingle on established subdivision homes. Dover, Turkey Creek, Hopewell, and Sydney include a lot of rural metal roofing, where the usual repair is fasteners and washers rather than a tear-off. Call (813) 743-4487 for the Plant City office.
